With abundant natural light, an outdoor balcony, and great amenities, this space offers all the comforts and convenience for a perfect stay. A blend of fun and serene style greets you as you step inside.
LIVING AREA:
-The unit has a spacious living area with a dining table, cozy sectional couch, a smart TV with streaming apps for your viewing pleasure (No cable, just streaming apps), and board games for added fun and entertainment.
ARTIST FEATURE:
Enjoy the cozy, artistic, and well-designed living area. A vibrant jungle-inspired mural adorns the main wall in the living room, custom designed and hand painted by talented local artist Heather Deegan Hires of HeatherArtz.
KITCHEN:
-The kitchen is beautiful with granite countertops, ample cabinets, new stainless steel appliances and all the features you will need to prepare meals.
SLEEPING ARRANGEMENTS:
-The 2nd floor has 2 spacious and stylish ensuite bedrooms which comfortably sleep up to 6 guests.
-Each bedroom is tastefully designed and includes wall mounted smart TVs and cozy bed linens.
BEDROOM 1: 1 King Sized bed, dresser, 2 roomy closets and a full bath with a tub.
BEDROOM 2: 2 Queen Sized beds, a desk, a closet and a full bath with a stand-up shower.
BALCONY:
The sliding glass door opens to an outdoor balcony with seating.
LOCATION:
The unit is in a complex on a beach block directly across from Ocean Resort and Casino and next to The Showboat Hotel. Take a quick stroll to the boardwalk and beach.
ADDITIONAL NOTES:
-Please note that like many areas of the city, the complex parking lot may puddle or flood when it rains. This is out of our control and we suggest parking at Ocean Casino across the street if needed.
-The unit has central air, but as a 2-floor unit, the air conditioning may compete with rising heat.
-Please excuse the complex's appearance- it is under new management and the HOA is currently doing renovations and landscaping to maintain the building and grounds.
ACCESS & ENTRY:
-Guests will have access the entire 2 level unit and the outdoor balcony.
-There are exterior stairs to enter the unit, and interior stairs leading to the 2nd floor bedrooms and bathrooms.
-We ask that you please respect the home and the neighbors.
-Please note that check-out time is promptly at 11:00 AM. Failure to check out by this time may result in a $100 fee per hour. We appreciate your cooperation in ensuring a smooth transition for our next guests. Thank you for your understanding!
PARKING:
-There is ONE designated parking space for guests to use.
-We will release more information regarding parking with your check-in message.
-Your car WILL be towed if it is not parked in the proper spot, so please be respectful of other's parking spaces.
-Guests are responsible for city street parking compliance; read & follow signage to avoid parking tickets.
-We are not responsible for guest's vehicles.
-For any additional cars, we suggest utilizing the self parking garage at Ocean Casino right across the street.
MAIL:
-We will not have access to the mailbox, so we advise to either not ship items there or to add "leave at door" to your delivery instructions.
-We are not responsible for any items shipped to the property.
ENVIRONMENTAL NOTES:
-Property located in a city environment; potential for noise from cars or foot traffic.
SECURITY:
-The home is protected by exterior ring camera security.
HONESTY and EXPECTATIONS:
At "Palm Court", we want our guests to have a clear understanding of the distinctions between vacation rentals and hotels. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue.
CLEANING:
Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay.
HOUSEHOLD ITEMS:
As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues.
AMENITIES:

-Linens, towels, and basic amenities provided.
-Guests must purchase their own amenities when stock runs out.
-No laundry detergent is provided.
-Basic cookware supplies; no salt, pepper, oil, or kitchen condiments.
RESERVATION/CANCELLATION NOTES:
-If your dates are booked, please ask about our other listings.
-Changing reservation dates or guest quantity may incur additional fees.
-Rates/prices subject to change based on reservation adjustments.
-Cancellation policy WILL apply if reservation is cancelled. Please review before booking.
-VRBO Trip Protection suggested for added coverage.
-After booking, guests will receive a secure link to complete a rental agreement and guest verification through our third-party guest portal. This should be completed prior to check-in to avoid delays
OTHER DETAILS:
-Atlantic City is a barrier island and city style environment; expect possible sightings of household ants, critters or mice, especially during certain times of the year. Properties are not immune and may show evidence of preventative treatments and measures.
-Beaches are free; no tags or passes required. Beach amenities not provided.
-We utilize quilts on most of our bedding for comfort, durability, and sanitary reasons. If extra blankets are needed, let us know before check-in.
-If you are extremely sensitive to smells, please note that odors from food, smoke, or other sources from outside or neighboring units may occasionally be noticeable.

HOUSE RULES
BOOKING and GUESTS
Must be 21+ to book. The booking guest must check in and stay the entire duration.
Only registered guests are allowed. Unapproved guests will incur a $200 fee per person.
RESPECT FOR NEIGHBORS and NOISE
No parties or events. Unauthorized gatherings will result in immediate removal without a refund.
Quiet hours: 10 PM – 7 AM. No loud music after 10 PM (Atlantic City noise ordinance).
CHECK-OUT and CLEANLINESS
Check-out on time to allow for cleaning. Unauthorized late check-outs may incur fees.
Keep the property clean. No glitter, confetti, or tape on walls.
Additional cleaning fees apply for damages, excessive mess, or soiled items.
SMOKING, FIRE SAFETY and PROPERTY CARE
No smoking or drugs indoors. A $250 fee applies for violations.
No open flames, candles, or wax.
Only flush toilet paper—no wipes, paper towels, or other materials.
SECURITY and RESPONSIBILITY
Lock doors and windows when leaving.
Missing or damaged items will be charged:
Bath Towel – $10 | Sheets – $25 | Comforter – $50 | Pillow – $10 | Throw Blanket – $20
We are not responsible for lost items. If found, a $25 handling fee + shipping applies. Unclaimed items after five days will be donated.
