About this property

Warm Brook Farm | 1792 VT Farmhouse | Hot Tub, Ski Stratton & Bromley, Sleeps 9

  • Welcome to Warm Brook Farm — a serene three-acre retreat in the heart of Southern Vermont. Four bedrooms, three baths, and room for nine — the whole family, grandparents and dogs included. Surrounded by sweeping views of the Taconic Range and Green Mountains, this lovingly restored 18th-century farmhouse — once a lively inn and stagecoach stop in the early 1800s — offers the perfect balance of historic charm and modern comfort. Over 25 years of thoughtful renovation have created a space that feels both timeless and warmly inviting.

Soak under the stars in the six-person Nordic hot tub or gather around the outdoor fireplace and fire pit after a day at Bromley or Stratton — 20 and 40 minutes away.

Step inside and you'll find sun-filled rooms crafted with care and styled with understated elegance. Every detail is designed for comfort — from the artful interiors to the seasonal touches that celebrate Vermont's beauty year-round. Outside, an expansive screened porch overlooks the gardens, while hidden corners invite quiet moments of reflection.

Your stay includes a chef-designed kitchen stocked with every pan, pot, and gadget you could need — curated by a former chef who believes the kitchen is the heart of any great stay. An extensive complimentary pantry of organic seasonings, oils, and baking and cooking essentials awaits, along with fresh eggs when available, Vermont maple syrup, and locally roasted coffee. Luxurious bamboo linens ensure restful nights, while cozy spaces indoors and out encourage gathering, relaxing, and savoring every moment.

Warm Brook Farm is your ideal Southern Vermont home base. Spend the day on the slopes, snowshoeing the Battenkill valley, or exploring nearby Manchester's boutique shops, cafés, and farm-to-table restaurants. Come evening, return to a quiet, peaceful retreat that feels like it was made just for you.

Warm Brook Farm is more than a place to rest your head — it's an invitation to unwind, connect, and create lasting memories in the heart of Southern Vermont's stunning landscape.

Piper and I personally curate every aspect of this property to ensure your stay is beyond exceptional in every way. We look forward to welcoming you to our beloved Warm Brook Farm.

Warm, Cozy, Exceptionally Welcoming

We greatly enjoyed our stay at Warm Brook Farm! Trevor’s home is beyond beautiful, cozy, and warm and we loved walking in to see the home decorated for the holiday. It truly felt like a home away from home. Trevor clearly puts so much thought and care into providing exceptional service to his guests and we couldn’t be more grateful! We hope we’re able to stay again in the future!

Warm Brook Farm was the most cozy house to stay in, in Vermont! This winter getaway was so fun between the hot tub and the beautiful history of the house and the warm welcome package … We can’t wait to come back hopefully in the summer or the spring when everything is in full bloom! The hosts were extremely communicative if we needed anything. I would say this was probably the most well stocked kitchen/house we have ever been to and provided the most luxurious products in a VRBO we’ve ever been to! It was also nice that Trever and Piper thought about families and provided two pack and plays so that we didn’t have to lug ours and save space in our car when we traveled. Every room was thoughtfully curated to set a cozy vibe and is extremely beautiful. We can’t wait to come back and spend time here with more family!

Highly recommend - the perfect home for a getaway!

The home is adorable - you can tell how much love and care the owners put into that home and the property as a whole. We really enjoyed listening to the record player and relaxing in the hot tub. The backyard is gorgeous and we loved sitting up on the hill and looking at the stars at night. Thanks for a fantastic 4th of July!

Beautiful, picturesque country home

This is a really special place. It's a beautiful, historic farmhouse that's been lovingly restored with great taste and creature comforts. We loved cooking in the large kitchen and hanging out and dining on the back patio, including using the hot tub. The main road is a bit closer than you'd expect from the photos, but it was a non-issue. We felt secluded in the expansive back yard with the beautiful view and all was quiet when inside. The hosts kindly provide basic necessities, including fresh eggs. There's a blue-tooth sound system with indoor/outdoor speakers. Attractive dining-, living-, and tv-rooms. Great place and location!

Cute and Comfortable

I reserved this house for myself, brother, somewhat elderly parents and their dog as a home base for a wedding weekend. It was perfect. The house is a combination of old New England charm with touches of modernity. You’ve got creaky floors and WiFi!The beds were very comfortable in all three bedrooms, the hot tub was great, and there are fish and bullfrogs in the little pond. My 80 year old parents navigated the stairs adequately, but they are a bit steep, fitting with the age of the house. The couches in the sitting room and living room are comfy for chatting and/or TV watching. The gardens and grounds are HUGE! The pooch loved romping about, she’s a good girl who doesn’t need a fenced yard. This home is very well maintained, charming and comfortable. Would definitely book again if need arise.

Our family's retreat for a wedding nearby was above and beyond expectations.

Our family of 7 stayed at Warm Brook Farm to attend a wedding nearby. The property is amazing! It is vast and spacious outside with gorgeous rolling hills and mountain views and SO relaxing and peaceful! There are so many amenities we didn't have time to enjoy them all! Inside is the perfect combination of a cozy and rustic historic home combined with current updates for today. The beds were so comfortable and all rooms impeccably decorated with obvious care. Trevor and Piper are amazing and extremely responsive. There were so many personal touches everywhere, you could tell how much they care about this property and that it's more than just a business. The home is stocked with anything you could possibly need as well as extra local delectables they put out for us. Any question we had was quickly answered and acted upon if needed. The home is also very pet friendly and our pup enjoyed her stay as well! Our only regret with this property is that we couldn't stay longer!!!!

Sibling get together

Seven family members got together for a weekend to remember our beloved mother who grew up in VT and took us skiing in the area when we were kids. Comfortable, lovely and charming old home with at least an acre of property covered with lovingly landscaped gardens, gardening sheds, koi pond, groves of pines, vine covered gazebo. We will be back in spring or summer to see the property in all its glory. The home has comfortable king and queen sized beds, decent twins and a den with a pull out/comfy couch. No en suite bathrooms as it is an historic home. But plenty of them near to each bedroom. Kitchen well stocked.Make dinner reservations in advance in Manchester if you want a table during some of the peak seasons. Crooked Ram for brunch divine. Depot 62 smelled great, but we got shut out. Town is upscale. Charming small town with galleries and antiquing in Bennington. Our folks loved Bromley an easy 20 minutes away.

Perfect Fall Getaway!

I had an exceptional stay at this Arlington, VT vacation rental. The property was warm, welcoming, and filled with personal touches. The kitchen had high-quality appliances and cookware, perfect for cooking enthusiasts. Check-in was seamless thanks to Trevor, the owner, who was communicative and responsive. The accommodation itself was comfortable and inviting, with top-notch beds and furniture. The hot tub and patio area with a fire pit and grills were highlights. The well-equipped kitchen was a chef's dream, complete with multiple coffee-making options and a professional-grade range. Trevor even stocked the fridge with my favorite coffee creamer. The immaculate yard and gardens were a unique feature. The secluded location provided a peaceful retreat, with breathtaking scenery. This rental offered excellent value and exceeded my expectations. Trevor even had a bottle of wine ready upon my arrival. In summary, this vacation rental provided comfort, solitude, relaxation, and stunning scenery. I highly recommend it for an exceptional getaway.

This was such a pleasant experience. Trevor was quick to respond to any questions and everything was layed out for us. We used the code and entered with ease, greeted by homemade cookies and farm fresh eggs. We walked around and were struck by the antiques and vintage finds in every room. The house was spotless and had every convenience we needed and many we didn't even think of. The grounds are so beautiful. So many spots for a morning cup of coffee or a family fire pit. We wished we had more time to use everything. Such a smooth pleasant experience.
