Magnificent stone built house for 10-17 on the stunning Annandale way
The Moat House is an expansive house which has been recently renovated, with large rooms and a very high standard of disabled/wheelchair facilities. It is the ideal location to explore Dumfries & Galloway, The Lake District, The Scottish Borders, Hadrians Wall Country and beyond by rail/car.
History
This large (400m2) property is located on the moat bank of an ancient Mott and Bailey castle that was once the home of the de Brus family, the ancestors of "Robert the Bruce" who was featured in the film "Braveheart". The house itself was once the home of the famous poet Rev James Graham who wrote "The Sabbath".
Rooms & Beds The house will sleep 10 comfortably in the 5 large bedrooms but will sleep up to 17 using the extra beds and spaces in the house.

Photos certainly do not do this house justice. We were a party of 9 adults and one dog and we had so much space. We particularly loved the huge kitchen table where we spent lots of time chatting, playing games etc. Highly reccommended.
Absolutely a beautiful place to stay with a large group. This enormous facility comes with huge bedrooms and a well-equipped kitchen. It is so nice to sleep in rooms that feel sound proof. Having a washer and dryer was very helpful, especially at the end of our long trip through Europe.
Perfect in every way. We had our wedding weekend there, just 15 mins drive from Gretna. Clean, spacious, beautiful, dog friendly with all the amenities you could imagine & more. Can't praise out hosts highly enough and Annan has everything you could need including beautiful walks along the river & coast.
We were a party of 6 adults and 6 children. One child has profound disabilities so the hoists, profiling bed and shower bed were fantastic and made it so easy to manage all her access needs. The town was great with good facilities (lovely cinema, swimming pool and shops) and the nearby area had fantastic play farms, beaches and other nice places to visit. We all relaxed and had such fun. Thank you - we will absolutely be back again!

WELL APPOINTED AND SPACIOUS PROPERTY IN LOVELY PART OF SCOTLAND
Fabulous stay at a lovely house with excellent facilities for disabled or non-disabled alike. House was spotlessly clean and comfortable with spacious bedrooms and sitting room and well-equipped kitchen. Another bonus was the outside seating area which comprised a large covered area with table and chairs and a secondary enclosed seating area complete with herb garden. Fortunately we had great weather so were able to make full use of this.
Any queries we had were dealt with quickly and efficiently by Martin and Nick , who should be very proud of the great property they have developed. My mother has mobility issues so she really appreciated some of the facilities on offer and was able to participate fully in the weekend.
We will return!
The Moathouse is a real treat to stay at. Although on this visit, we didn’t have any of our family needing wheelchair accessibility, we were blown away by the facilities. The house is mostly wheelchair accessible along with two fully fitted bathrooms.
The house is beautifully and tastefully decorated. Spacious inside and with well kept garden. Great area for BBQ. Great kitchen, where we spent most of our time around the big table. Fab family times!
Overall, totally recommend and hope to return one day soon.
We had a wonderful time. The cottage and it's garden are beautiful. The place was clean and tidy when we arrived. The owner was very helpful and kind and a pleasure to be in contact with. We would definitely recommend this place.

Fantastic property, beautiful and spacious.
We stayed with family for 4 days in June and had an absolutely lovely time. My father in law has limited mobility and this house suited all his needs without looking at all clinical. The outside space is still unfinished however the majority of it is finished and is a real sun trap. I would recommend this not just to people who have disabled relatives/friends, but to everyone.

Comfortable and versatile property
We stayed here in a group of 11 friends.
The property is attractive, spacious, versatile and excellent for large groups. We did not require the disabled facilities but could appreciate the flexibility this offers. The host was welcoming without being over intrusive and the bottle of wine ready in the fridge was a lovely touch! The outdoor space is a work in progress and is already a fantastic accessible space for large parties to enjoy the sun and newly installed BBQ.

A spacious, beautiful, homely property. Fully modernised throughout. Perfect family holiday home.
The Manor House provided the perfect location for an extended family Xmas. The property comfortably accommodated 8 adults, two children and a dog with plenty of room to spare. The kitchen provided an amazing space to socialise, cook and sit round the big table to talk and play board games. The living room equally provided a large comfortable space to relax and watch TV. All the bed rooms were well appointed with large comfortable beds. The two wet rooms were again modern with well equipped facilities. Days out along the Solway coastline was spectacular. I would recommend this property as an amazing holiday break for families to get together and have a great time.
