Great location and property. Our 4 person room was huge but lacked some furnishings such as chairs, trash cans, toilet paper holder, etc. The primary AC was stuck on low for some reason but the second one kept the space cool enough when needed. We asked for a fan but none was brought. The staff is not on site. Even so, the value is great and, compared to others in this price range, it is probably superior which is why the overall rating must be excellent.

Our first room had some sort of sewer problem. The room was super dirty and had sewer flies all over. The shower was disgusting and hadn’t been cleaned in months. We complained to the manager ( not in building) and he gave us a better room upstairs. The room was still dirty and had more than a dozen mosquitoes in it. I killed at least 12 mosquitoes that had recently sucked blood because they spattered red when I smashed them. This bathroom was also dirty with dead skin residue all over. The location is great but we wouldn’t stay there again

The location is great. People always surprise when they see me walk in and out of the property because they don’t expect someone staying there. Staffs are very nice. Coffee shop in front of the property is very good.

The location was good! About a 15 minute walk to the train station; 10 minute walk to the Rialto Bridge. There is a coffee shop outside and some restaurants. The Suite was very spacious and clean; we were a group of 4 and it was perfect. Mateo met us when we arrived to give us keys and check us in. It was a great stay!

Very nice accommodations. Great for families, our two teenagers had their own separate sleeping room with 2 twin beds & we had a king bed. The room was very spacious & comfortable. We would stay here again.

No complaints to the property management at all! But do have a big complaint about Expedia service who mis-guided check in instructions- customers must contact the hotel at least 24 hours otherwise will not guarantee honoring the stay . Called the number listed but no one answered, eventually called Expedia via chat and the person who answered told me that I didn’t follow the instructions therefore recommended to cancel the reservation which may incur large penalty in last minute. We walked to the hotel and rang the bell, everything went smoothly from then on. The Expedia customer service was not professional and incompetent!

Was eaten alive by mosquitos in the room. No frills, A/C worked intermittently, which was a problem because we had to keep the windows closed because of the mosquitoes. Even with the windows closed, they got in somehow. Very uncomfortable stay, which was unfortunate because the host was charming and helpful.

Las habitaciones estan muy buen ubicadas, limpias y acogedoras. Con opciones de restaurantes alrededor y muy centrico . se puede ir caminando a la estacion de trenes y demas sitios turisticos. He de destacar que es como estar en una pelicula, un balcon con una vista impresionante , rodeada por el canal y al lado de la plaza con la iglesia.

A very nice place to stay. Close to everything and still quit. Everything was as we expected and it was a great visit. Pillows were very flat and only 2 on the bed but aside from that we were happy.

Check in was very good, considering we arrived very late at night. We were abele to call them and they answered quickly. My only complaint was the AC in the room is very warm. They could not get it to be as cool as the lobby / check in area. Otherwise place is great and clean. Location was perfect.

Guests should be aware Venice streets and this hotel's location are not well marked. We used the Google map to narrow down the hotel's location to a particular square before inquiring further at a local bakery. The hotel door buzzer required crossing a short arched bridge and was only identifed as "Suites" but fortunately the manager was working on site to let us in. Relative to Eco-friendliness, I observed hotel water being released into the channel which appeared to be gray water or possibly worse. It's not uncommon in Venice to dump all kinds of waste into the channels connected to the Mediterranean. Lovely.

Amazing hotel and even more spectacular service. We arrived late in the afternoon (already dark out) and we’re unsure of what to make of the area. The exterior photos may be a little rough around the edges, do not let that deter you from booking. The interior is wonderfully decorated making you feel both relaxed and right at home. We were lucky enough to stay in the room with the canal view and greatly enjoyed being able to look out to the canal where gondolas pass by, and simultaneously being surrounded by shops and restaurants. This hotel is very conveniently located only a 15 min walk from the Rialto bridge and another 5mins from St Marcos Square. Even getting to the train station was very convenient once we found the water bus. Can’t say enough good things about this place. Our only regret was that our reservation was only two nights.

3 night stay
Hotel with a difference! No check in desk and only 6 rooms, but met soon after arrival and shown to room(s). Had booked for 2 queen beds as 2 friends travelling. Actually had two rooms, main with queen and other with 2 singles. Easiest way to get to hotel is via alilaguna orange line ( well signed from airport) get off 2nd stop - Guglia- and short walk from there!

I’ve stayed here in summer last year, and it was awesome back then. AC worked great and the room was clean last year. Location is great and there’s a nice cafe right in front for breakfast. This time, however, the floor was dusty to the point dust balls stuck to the bottom of my shoes. It was very hot this summer and the upstairs AC was stuck at 27.5C (81.5 F) no matter how you adjust it. All rooms are upstairs. It was so hot that I could barely sleep. Downstairs entrance area was nice and cool. I will not stay here again.

Delightful escape in Venice!
Location was beautiful and offered a view of the canal and was right across from a wonderful bakery. Room was beautiful, comfortable, safe, and inviting. We had some trouble at first communicating our arrival time so after walking across Venice with our luggage close to an hour no one was there to let us in. We eventually reached the owner, and from that point on we had a delightful stay in Venice!

This was our second time staying here on the same trip to Italy. The first time was excellent. This time around, the room was beautiful and very large but the air conditioner didn't work in the main room and there was no hot water at any time in the day. It's also a bit tricky to figure out how to get help since there's noone onsite. It's a great place to stay though and I'd definitely recommend it!

This is an absolute gem! Centrally located in Venice, with many restaurants and shops in close proximity. The room is beautifully decorated and the bed was extremely comfortable. I highly recommend this hotel.

Horrible Experience! Hotel charged a non-existent "hotel tax", which was equal to the amount we have already paid for the hotel at the time of booking on Expedia. Although we tried to ask for explanation and presented a proof that the hotel was fully paid, the manager requested to pay (about $200 per person) to check us in. Dishonest!!! If you are asked to pay anything but the city tax, which comes to $3 per person per night, DO NOT PAY.

We had a good experience at Suites alla Maddalena, in Venice. At the beginning it was a little bit hard to find it, but once we did, it was fine. The entrance is a little bit dark with a few stairs to the room, no elevator. The room was big, clean and quiet, even though there are a lot of restaurants and shops around. We were able to walk to the San Marcos Plaza without getting lost, it is also convenience to take a water taxi from the hotel. I recommend the place.

It should have been great. It was not. First off the directions of past the bridge when they mean over the bridge. The toilet wouldn’t flush without going into the cistern. 3 lights came on out of 8. The shower broke if you tried the waterfall part, I broke my nail clippers trying to force it out so we could use the hand held part. However, the very worst part was the excessively loud buzzer to come in the front door. Which was located by our door on the ground floor. We woke up each and every time someone came into the property. I would say the guy checking us in was very nice and had some good recommendations.

Comfortable suite in a modernized old building
We like to be able to sleep separately so we look for places with two areas. Our suite had a huge main room and a second room with two twin beds. Very comfortable and quiet despite the crowds outside. It has all the usual amenities, including a refrigerator. The bathroom was clean and well-equipped. The one concern here was that the shower is kind of small and awkward. It would not be suitable for a very large or heavy person. Likewise, getting to the second-floor apartments involves a slightly tricky staircase. The location in Cannaregio is convenient without being right on the Grand Canal, though it was not the quiet neighborhood we expected! Really liked the private bridge entry across from the Chiesa della Madallena church. The coffee place on the plaza is quite good quality--better than most we tried. Someone went to a lot of trouble upgrading the electrical and HVAC systems in this old building, and everything was functional. It would have helped to have an instruction sheet that explained how things work, because there's a combination of electronic thermostat and hot-water radiators. And light switches all over the place. Matteo was very nice when we got there, as were his associates from the nearby hotel they also run. I would certainly recommend this place!
