Our honey moon in Venezia
My husband and I arrived during acqua alta we were very pleased to be near everything. The only thing was that we had to register at a different hotel, and since the streets were flooded it was a pain. The hotel was excellent, the rooms are very comfortable and near Piazza de San Marco and other hotels.

Fantastic location and hotel
Incredible location and service. My wife and I had a wonderful time in Venice. The management was super helpful and always willing to go an extra mile for great service. The location is absolutely the best, few minutes walk to all major museums. Thank you.

The staff were very friendly and helpful and the room was clean. The room was as described but there was no natural light as the hotel was in an alleyway. Also there was construction work which woke us up early every morning

Location location location
If location is at the top of your list this hotel is a good place to start. Just about a five minute walk from Piazza San Marco. The room itself is a little underwhelming but the location/price combination more than makes up for it.

Good enough for the cost. Within nice walking distance from a lot of places we wanted to go. Older accommodations but clean.

Uncomfortable and overpriced
The double bed, singles lashed together like an emergency raft, was tremendously uncomfortable. Only by folding a great deal of bedding over and doubling up could you no longer feel the jab of springs. The room was certainly clean. The room's condition was ok in general, though the wardrobe doors slid open if you tried to close them and the shower was missing one of its sliding doors. Yes, it's located very close to Piazza San Marco, but there's no reason to be drawn in to paying for location alone. Venice is small - I walked back to the Alilaguna terminal at Fondamente Nove in about 20 mins - so you needn't be afraid of staying further out. When checking in/out, you need to do so at the Hotel della'Opera about 5 mins walk away, which wasn't made too clear on this site when booking. The staff there are pleasant and will give you a map should you need one. WiFi was fine, the building is down a little side street near to a few restaurants and shops. I wouldn't stay here again. I expected a level of comfort that was missing. Try elsewhere, or save money to spend enjoying Venice, which is a wonderful city.

Not recommended
We should have been sent instructions for check-in in advance of our arrival. Very frustrating to carry luggage past the check in area only to find instructions on the door to return back a few blocks to check in. Also should have been provided a map in advance in order to find the place. When we stepped inside the door we were blasted with heat. Room was set to 77 degrees and felt like a sauna. Unable to adjust thermostat- only could turn off the heat and open windows. No screens on the windows meant we had mosquitoes throughout the room. Room’s only window looked directly into a wall. Definitely would not stay here again. Ruined our experience to Venice.

Misleading amenities
Absolutely terrible experience. Room was nice but a/c was broken and wifi doesn't work more than a couple minutes a night despite the complaints. Both amenities which I specifically chose this property to have. Solution for a/c broken was a portable a/c which would have been fine except you have to ventilate out the window which ended up having us a room full of mosquitos that bit us every night a lot. We were miserable-no sleep and lots of bites. Like camping, but they charged us hotel prices and said no more than "sorry." Solution for mosquitos was then a plug in chemical, which I'm sorry, filling my hotel room with chemicals is not an option nor a solution-EVER. WIFI loss cost me lots of money lost at work and tours unable to book. Again, promised amenities that I specifically booked and paid for. Location is great, most staff was nice, but not what I paid for nor would I return or recommend.

Budget room - do not expect more!!
I was very disappointed about this stay. Be careful, this is a 1 star hotel even if the prices can rocket during high season. Do not expect more than budget accommodation! Paying up to 160 Euros per night for this level of comfort and services is clearly stealing. The room is well located but very low quality: we could hear our neighbors making love, the room had the smell of cigarette smoke and the bed wasn't comfortable (we were cold as we just had a plain blanket on top of the bed sheets). Finally the staff wasn't very helpful. When we complained about our bad experience, they haven't taken any notice. If you are looking for a budget accommodation well located, why not but if you are looking for a romantic place: that's not the place.

Situated in the middle of the most expensive shopping area. If you can afford Gucci and Louis Vitton go for it. The walls were filthy with marks all over them. Would you believe we had the room in the photos with the yellow bedspread. It was so noisy in the room. You could hear everything from upstairs and even the maid was really loud. People coming upstairs at all hours and no sound proofing. Don't open the windows or the mossies with get you! They cleaned the room daily but just general bed making etc. Sorry I'd not go back!

WE did not see anyone...you check in at a neighboring hotel....never saw anyone..there is no reception ...just rooms off staircase...but thats OK...we did not need anything and if we did...we were to tell the neighboring hotel receptionist who "took care of us"...One thing..you can't adjust the heat....so one of our rooms was too warm...but maid turned it down for us next day with special tool. Very close to everything....ideal location and quiet.

Great value!
Followed the instructions from the previous reviews (alight at giglio!) and it was easier finding the place. Hotel check-in staff were friendly -- helped us print some documents we needed. Room was more spacious than we thought, with a fridge. Great location as often raised! Real value for money as we were there during low peak season (about 50 euros a night for two!)

Very clean, comfortable bed and v charming. Down a little street a few minutes walk from St Mark's Square, excellent location to explore. A real bargain. Recommended. Staff at the hotel 2 mins away where you pick up the keys were so helpful. Enjoy!

Not your best budget option
Obviously a 1 star hotel so wasn't expecting much, but the room was just awkward, enough space but no where to put things and very dark. There is also absolutely no ventilation or extractor fan in the bathroom, so everytime you shower the whole room including the bedroom steamed and heated up. It's weird as there were what looked like old vents that had been boarded up. A very damp environment to stay in. The aircon in the room also did not compensate for the bad ventilation and the room was stuffy, there were windows, but signs advising you to not open them due to the huge mosquito issue in Venice. Don't stay here, although it is in an area considered a good location, you are paying a premium to be in a touristy part of Venice. Stay somewhere else more authentic and away from the heards

Very basic accomodation!!
This is a room only. It is an overspill from the main hotel. We were on the top floor with 50+ steps to climb!! The room was very small and tired looking. Uncomfortable bed with worn sheets. No coffee/ tea making facilities but there was a fridge with two bottles of water. Looked more like a hostel for back packers. very disappointed and would not recommend staying here unless you are looking for a very basic room

A room with a bed and bathroom - good location how
The website does describe the it as basic, and it certainly is just a room with bed (door opens directly onto foot of the bed) with a reasonable sized bathroom however. Check in location is only 1 minute away and it's a short walk to St Marks, the vaporetta, great patisserie shops for a cafe and brioche for breakfast or to the more residential areas for some local Venetian food. Basic but good.

The hotel is in a good location, very handy to main landmarks in Venice. The rooms are large, clean and comfy. Do note that for this hotel you would have to check-in at a nearby hotel, Hotel Dell Opera. The process is simple and fast. For travelers with large luggages, you will have to be prepared to carry your luggages up the narrow flight of stairs in the hotel. Our room was on the top floor (6th floor). But its only when you check in and check out. Overall, a nice and comfortable hotel in a good location.

Great 60th birthday short trip for four good friend......to get to know Venice for the first time. Great location, comfortable rooms...lots to see and do! Apartments were down a small alleyway but we felt safe and ideally positioned for all local amenities and places of interest. Had breakfast in Opera Hotel nearby, paying extra, was well worth it. Feedback of improvements.... Just lack of a kettle to make tea and coffee would have been appreciated. Web site feedback ......read before arrival......talked about providing two bottles of water each day being a nice gesture....we had two water bottles on arrival only.

Hotel was in a great location in the middle of everything you want to see. It was hard to find where you check in - another hotel around the corner! Expedia needs to be more specific where the check in is actually at! We walked around for awhile. There was no way to change the temperature in the room which was not ideal. A sign was up saying to keep window a closed because of mosquitoes, so it was hot. Room was clean and large and everything else was in good order. I would stay here again!

Great location. No amenities here but a great price for a clean comfortable room for those wanting to see Venice not spend time at their hotel. Check in is at Hotel Opera which has 24 hour front desk was very convenient although the actual residence is down an alley next to the Bulgari store which is centrally located to everything yet also very quiet for a good night's rest. Very close to the Giglio Vaporetto stop. For us, this was perfect!

Perfect location!
Location is superb! Little hard to find once you arive and get off vapotetto. Print the map of both places. Actual hotel where you stay an hotel where you pick up the key. They're near by. And make sure you check restaurant in between the two, called Vino Vino. Try Birra Moretti also! Enjoy

Venice the Menace!
There is no doubt that this hotel is in a great location, 5 mins walk from St Mark's square, designer shops and restaurants on your doorstep. The fact that you have to check in at a hotel around the corner is no big deal really but a slight inconvenience when in unbearable heat with your luggage after a long journey? Residenza is situated down a very narrow alley way so if you have a window (as we did) it opened into the alley way viewing the wall so no natural light ever entered the room. We were unable to open the windows anyway as my partner and I were bitten by mosquitos. We stayed 3 nights and found that the ventilation of the room was a struggle as we could not leave the windows open and the air conditioning seemed to be causing damp on the walls. Bed was comfy, bathroom clean yet shower cubicle small, could be better. We stayed in venice amongst other cities on our tour of Italy and this is the only place we would not return to unfortunately. TIP- do not get off the vaporetto at rialto, get off at Giglio it's much quicker.

Its not a hotel but a serviced apartment. That said it was extremely clean and neat. The biggest damper was that in the 3 days we stayed there we couldn't open the curtains as the neighbouring building was just about 4' away. But maybe that's ok as we were in our room just to sleep as Venice has so much to offer. Best part was it was superbly located right off San Marco piazza.

Great location Quality for price was excellent.
Had a wonderful stay and will be back next time in Venice. I was impressed by the fantastic, yet quiet location. Stayed on the top floor, room 96 and I recommend that if you don't have heavy bags.
