This isn’t a hotel
An average Airbnb at best. Apparently breakfast included but nothing to be seen apart from a fridge with a passive aggressive note on it about not touching food that isn’t yours. The single towel was so old and thin, I thought I might tear it drying myself. No reception, just had to ring and wait for someone to unlock the door and take me to my room. Bed was comfy but the sheets weren’t properly cleaned. If it was an Airbnb, it’d have been average but to call it a hotel is a joke.

Graffiti on hotel and holes on external walls on approach. Looks like it is closed down. Actual room was clean as would not have stayed, but saw others that were not. Does not look like photographs on wotif or website.

Entry was dirty and unattended. Was let in after ringing a bell by a young woman and baby who stated no staff were onsite, she would show me the room. Room was not deluxe suite I had booked, apparently that room had a blocked toilet. No offer of a cheaper rate for the smaller room. Room very basic, only space for a bed. After payment, and on further viewing i realised the room was dirty, big stain on carpet, grubby mirror, no lamp, bathroom fan didn't work and was encrusted with dust. No way to contact staff except by wotif messages. They weren't interested in my complaint. I'm not usually one to complain but this was really not acceptable. However i had no other option for accommodation for the area. There was no explanation of what was available e.g. parking, breakfast facilities, how to contact reception or even where it was and how check out could occur. It's a health hazard and i have photos and video to prove it.

This is not a hotel its someone's house that has separate rooms. These are small bedrooms not hotel rooms. The room looks nothing like the photos, stained carpets, poor furniture, babies crying.

The property is a renovated house/apartment with a communal lounge/kitchen and small bedrooms off the hallways with ensuite bathrooms. It’s clean and tidy. Our room had a double bed which was reasonably comfortable, a small fridge on the floor and a small tv on the wall. My only complaint was that the shower head was so close to the wall that you couldn’t get under the water. Also the shower head needs cleaning, the jets are so fine it felt like pin pricks standing underneath it. The sink tap also sprayed water everywhere. My friend stayed in a different room and her amenities were much nicer. You can hear everything going on outside but the property is in a suburban area so the noise dies down at night. I recommend this property for a short/overnight stay. It’s nothing flash but it does the job.

More of a guest house than a hotel
Hard to contact staff. Phoned three times to advise check-in time. Arrived within the time, door locked so press intercom twice, phone and knock. Eventually the staff spoke through intercom. Got to the room, quite clean for what we needed. Upper shelves in robe and inside bathroom cupboard dirty. A kettle and 2 cups in room but no coffee, milk etc. Had to go to upstairs kitchen to make coffee and included toast and jam for breakfast. Bathroom was clean and nice shower gel etc. Bed comfortable so no complaints about the room. In the morning, no-one around to check out so just left keys on the bed.

We felt safe & secure & were able to park the car in a secured locked area. Self help breakfast was a plus & very clean. Nothing we didnt like. Very pleased for what we paid.

Cant choose your neighbors Constant fighting from next door from 2:30am till 4am. Some lady coughing all night, not in her room but in the shared cooking area. Staff friendly place good for the price but just a bad nights for sleep.

I liked the relaxed atmosphere. It was very homely. I didn’t like having to ask to have my room cleaned. I felt this should be done automatic each day. Most hotels have a flip over sign you can put on the door handle to indicate if you want your room cleaned or not. This hotel didn’t.

For accommodation for 1 night this property suited out purposes. It was clean and close to a function we were attending. The was a sensor in the corner of the room which came on/off during the night and in the morning we were woken with other patrons having their breakfast in the common kitchen. Their voices carried and were quite loud down the small hallway to our room.

Building work at the moment....
Be warned, there is building work at the moment, we was not told about this when we booked. You can check in from 12 but you will be disturbed all afternoon with banging and drilling etc. 2 rooms out of 9 evicted in the space on 7 hours, one at 2100, the other at 0400 when we had to call the police, even though the room was next to the couple that were running the hotel!! They just got up like nothing had happened and said they regularly have trouble at this hotel with guests and problems. We then just checked out at 0530 as we then couldn’t sleep. Hotel itself was not willing to refund me, however tops marks to “hotels.com” as they refunded me for our inconvenience. Couldn’t believe the hotel were not bothered or willing to refund us.

The carpet was filthy, the bed uncomfortable and the room was very small with inadequate wardrobe/hanging space and nowhere to put a suitcase. Admittedly the hotel looks like it is under renovation but there was no reception area, also the parking was minimal.

The bed was comfortable however the doona was way too short so we’ll as no no top sheet!!! So whenever my husband pulled the cover over himself it left me exposed & cold!!! Also the traffic noise for a ‘quiet’ area was annoying overnight!!! Good thing was the service & breakfast was good 😊

I received a text message from Rose Hotel at 1.35pm on the day of arrival asking what time i was checking in. I thought this was a bit strange. I have NEVER been asked for a specific time before. I replied that i would be there at "ABOUT" 3pm. The freeway was clear, so i ended up arriving at 2.45pm. There was only street parking to be found. As i approached the hotel, i noticed the front facade glass that you see in the photos is boarded up with plywood.......not a good start. I found a vestibule with a buzzer to press. I stood there for 15 minutes pressing the buzzer, getting quite cross. Eventually some people opened the door. I think they were guests (didn't speak english very well). I asked them where i could check in. They didn't know. Told me to go upstairs and the "lady will come". The walls were patched and unpainted and the whole place smelled of cooking smells. I waited another 5 minutes in the breakfast/check in room, then walked out. Ten minutes down the road, the lady rang and begged me to come back. I had already booked something else. I wouldn't recommend this property to anybody. I also forgot to mention the buses that roared past every 5 minutes to the nearby train station/transport hub.

Nice Hotel, Owner/Manager a lovely lady, very friendly & obliging. There’s only one thing that I could fault and that would be the pillows. Breakfast was good & coffee was great. I wouldn’t hesitate to visit again.

Too noisy as it is next to a roundabout and after the fire that night in the barber shop underneath the hotel... too much smoke n I forfeited my second night’s stay to checked out as it smelled of smoke everywhere.

Nice boutique budget hotel
Basically just a bedroom with ensuite, communal kitchen dining. Convenient cheap one night stop, north of the river. Snug parking area.

Hotel is new & clean. Keeper is very friendly but location is not quite appropriate as a hotel. Early morning @4am, public buses passes by & create all the vibrations. Also, it is quite a drive to go to lakeside shopping center.
