You can't beat the location for the price. This was the least expensive condo this size with good reviews.
We walked downtown one evening in 10 minutes. Nice not needing to worry about parking in Kona. Reserved parking at the condo was nice to know we'd always have a place.
Good view of the ocean from either end of the stairways. Check-in/check-out was very helpful for complete independence. Owner responded quickly and was very helpful for the few questions we had prior to arriving.
The condo was clean with well-stocked kitchen and bathroom, extra pillows/towels. Power strips in several outlets were a nice addition. A/C, oscillating fan and ceiling fans were much appreciated for the cooling and background noise. The beds were comfortable.
Originally, I booked this place instead of another slightly more-expensive rental on the top floor with an ocean view, in the same complex, because this one had washer/dryer in the condo. However, two weeks prior to arriving, I noticed the washer/dryer had been removed from the listing details and photos. Upon contacting the owner, they confirmed this was the case and unfortunately the other place was now unavailable. I'm sure they didn't realize this was an important factor in our decision but it would have been nice to know as early as possible about this change.
However, when I asked, the owner was helpful with details about the nearby laundry room in the complex of the building next door and how to use the PayRange app to pay. It all worked out well and we were happy with the setup.
As listed in other reviews, no glass in the windows, just screens and metal shutters. Many condos in this complex appear similar. I didn't fully understand the significance until the first night. Noises from outside are very clear, such as the people in the parking lot at 10:30pm, the loud bird in the tree at 1:30am, the very loud car on the road at 2:30am and so forth. But with the A/C or the fan turned on, my kids didn't hear any of these. It took me a couple nights to learn to tune them out. The pull-out sofa bed was very noisy with any movement and pinging of the support springs. Kids in condo above could be heard running/jumping overhead.
It takes several minutes for the hot water to finally heat up. My first shower was cold until I noticed the water was finally beginning to heat up as I finished, from then on I let it run until hot. The "solar-heated" setup maybe.
