Bathrooms need renovation plus the sink, counter and floor of bathroom were not clean on arrival. Toilet seat slides off bowl. TV has a pop-up banner add display for the TV manufacturer that blocks part of the picture.

The hotel is old and dated - felt like nothing has been done to improve it in 20 years. Paid $500 for a 2 night stay and was very disappointed. There was hair and dirt in the shower, the room was dark (even with the lights on it was difficult to see), there was a strange, unusable spa room and a balcony with railing so low it felt unsafe to be out on. There was hardly any staff around to serve us when we were in the Atrium, and multiple cleaners tried to enter the room because they were under the impression the room was empty or had been checked out off. The only reason we stayed was because we were part of a wedding party, and it was easier for transportation.

This hotel basically needs a revamp as the rooms are very dated and tired. The bathroom smelt really bad and the drapes were ripped. Time to spend some money on it or pull it down.

Very nice cosy room comfortable bed but unfortunately there was a hugh generator outside our room window which was very noisy at night while trying to sleep. Other than that, it's such a nice lovely hotel, have stayed here before thats why we came back again to stay.

Everything looked like it needed a really good scrub, and everything looks run down. Bed was nice and comfy and felt clean, but came back in the afternoon to made beds which looked like someone had been lying all over them.

The cleaners were terrible as I found that here was rubbish and used nappies under the beds and they barely cleaned the cups. They also didn’t give us any towels or face towels.

Our room was enormous and incredibly comfortable but the lovely outside balcony needed a good clean. Walls and ceiling were dirty and old dirt. Inside was pretty clean but the only power point in the bathroom didn’t work. There also was the odd hole in the wall that is just not a good look. The bed was excellent and so comfortable. I would stay there again though.

Once of a day this would have been a luxury hotel . However it’s now we best 3 stars. Hotel was absolutely empty with not a single local employed . They staff were fine and the cleanliness was ok - but just ok . Beds fine and clean but no maintenance has been done in years and it needs a refresh . Tourism in Rotorua is lacking desperately and maybe has taken a big hit since covid. It was ok for the night . But there was no atmosphere and it like like foreign ownership .. so it’s lost its local flair . It could be an amazing property .. but not in its current state

Nice looking hotel altho dated decor it was nice clean and staff were friendly and helpful. I asked to upgrade room for balcony and reception did that for me with no issue. Tv was broken though but managed to ask maintenence guy Matt to fix which he did within the hour. Great service lovely big room and quiet overnight

Our room 108 shower needs looking at as the water pressure alters the shower head to drop down or point to the ceiling, abit hard to have a proper shower. Other than that all ok, excellent soft large bed

Seems like this hotel would have been nice a few years ago but has become run down over time. -there is no pool -the spa bath in the room does not work, so its just a large tub -we left our card for room service on the outside of our door handle every day but the room was not clean ed or towels replaced once in four days. -our room key card stopped working twice so we had to keep going back to reception to get a new card. -only two plates, two mugs and two spoons in room. I would have expected atleast a microwave and some decent cutlery, plates, ect in a double queen room booked for four people. Positives are, -large room with a balcony -kitchen/dining staff were friendly and welcoming during breakfast -has a nice covered entrance area for unloading luggage -beds and pillows were comfortable

The only good thing was ample parking. It's away from the Central area so it's a 30-minute walk to shops and dining if you don't have a car. Bad Beds and Pillows will give you a backache. Poor bathroom and old rooms inside. They have free washer and dryer facilities

Don’t Bother When There Are Better Choices
It looked amazing from the outside and the room was a good size with two double beds. But the carpet in the passages were dated and stained. The spa bath didn’t look fit to use as the bath and taps looked like it needed to be replaced. There wasn’t an air conditioner remote so it was hot and uncomfortable. There were no staff at the restaurant when we went to dinner at about 8:09pm, so we went elsewhere.

I hardly ever feel the need to write a review even if im unsatisfied but look...i cannot keep quiet about this place. It simply just does not look like the photos, maybe 8 years ago but the rooms are serioulsy outdated and the lack of cleanliness was ridiculous. There were stains on the sheets, the room was literally falling apart, the bathroom was still dirty and the room was so outdated and old and i cancelled my entire reservation because i physically could not stay there. I went to get a refund and i did get the second night back but i feel i should have been refunded the entire amount it should have been a gesture of good will because i very seriously was so uncomfortable there that i just had to leave.

I was not at all happy that i booked this accomodation based on pool and hot tub facilities. Once checked in with mt 3 children, we discovered pool was out of order. The room was not at a standard that is adaquate. Very run down and dirty.

The online price was wrong and for 200 bucks a night its a bit of a joke. The walls were paper thin, bath didnt work and had mould, customer service was that bad u could have walked through un noticed, carpets were damp and someone decided to put all the packets of sugar in every nook and crevis. The shower almost killed me with the pressure and was flying round the room. I was genuinely suprised that there was a mattress as after a nights sleep i thought it may be cardboard. Windows didn't close properly either and let all the rotorua smell in. Side note, light bulbs were all rusty and exposed, wont be staying there again for sure.
