The location in town is very good. It is “on the water” but the water is the river, not the ocean. As far as I could see, there no hotels on the ocean. The building is a former private home. It is beautiful on the outside and on the main floor - there is a large, hospitable common room. The breakfast room looks out over the boardwalk, and breakfast was great. The reason for my lower rating is that our room, itself, was small and extremely plain and dated.not sure if the town is just that expensive, but for the money it cost, we expected the room to match the beauty of the rest of the building.
