The owners were lovely, quick to respond to phone calls and the breakfast was good. The location was convenient being close to the highway and the neighbourhood was quiet and felt safe. The overall cleanliness of the room could be improved- the carpet was highly stained, the room was tired and could do with a deep clean and refurb. The towels were a little thin and well used.

The house is surrounded by dogs so I’m told they don’t dark not even once , there are no cricket noises at all not even a bird chirping not even one . Jeffrey drove me to shopping centre for dinner on Friday . Stacks of calls how to get to warick . He even meets you at the station , now that’s what l call above and beyond service . The beds comfy , bathroom clean and tidy , you get tea and coffee in room micro wave bar fridge desk , 2 chairs even a heater central heating set to 20 ???? What a marvellous place to stay and thanks heaps Jeffrey .

Not a B and B!
Please change the rating on this establishment. It is not four star! It is not like any other B and B I have stayed in. In the description of the place it shows a lounge room, and I asked if I could sit there and have a cup of tea but the owner said it was only open when they opened it, and in the seven days I was there, it was not once unlocked. The only place to sit or be is the tiny, dark and grubby room which is like a 2 star hotel. Breakfast is only served between 8 and 9 am so if you are working it is too late. The owners are really inflexible on that (even though I had paid for breakfast, I never actually had any) - no other times, no tray the night before, nothing. If it was advertised truthfully I would not have booked there.

Hi Zinnia, you changed your plan and shortened your stay and therefore cannot get refund. You booked our best non-refundable rate as in the contract. The truth is we upgraded your booking from a single bed room to a double bed room. Please check your booking. Our BnB is designed to have your own privacy and lounge area is open to the guest anytime. I must apologise that the room was not cleaned up to your standard. We guarantee that this will be improved in the future and thanks for letting us know. Our invitation to you for 10 breakfasts still valid for 12 months from now.

Location was good for our purpose. Lack of access to only our room in the house made it feel like a hotel not B&B. Bathroom was not cleaned. Excessive amounts of hair on the floor and in the shower. As well as bathmats on floor dirty and had hair; long and short.

The property was really neat. Everything you needed was there. In the room you had a little fridge, microwave, coffee and tea, cutlery etc. I like the private of coming and going as I please. I had lots to do in Perth so I preferred that. I had a rental car, but the train station is very close, so you don’t really need a car. Parking is provided though.

Very comfortable. Handy for train system 2 min walk. Train system works well. Jeffery and his wife are super helpful. You can get breakfast on site as well. You would need a car for night time eating.

Great value and well maintained.
The immediate area and shopping is suburban, but if you have wheels, the security, ease of travel, and friendly and obliging hosts make this a useful, quiet accommodation and very good value. Rooms are bedrooms with ensuite, not sitting rooms per-se but there is a desk, free wifi and in room microwave and toaster. Though called "bed and breakfast", the buffet breakfast is an inexpensive add-on choice.

Rarely, if ever have I rated a property at 100%. Usually, top billing would be say, 90%, the reason being that there is motivation to continue improving. However, in this instance, the service and staff (owner) are rated at 100%. It just could not be better!

Great location
The location of the Arcadian is great and there is a back gate straight into the train station car park which you can't beat. Jeffrey waited for me for my very early morning arrival and was pleasant. He also went out of his way to make me feel comfortable the entire stay. The room was really comfortable.

ALTHOUGH THE WELCOME WAS GOOD AND THE ROOM COMFORTABLE, THIS PLACE IS ADVERTISED AS A BED AND BREAKFAST BUT I FEEL THAT THE OWNERS ARE EXPLOITING THE BED & BREAKFAST GUIDELINES AS BREAKFAST WAS NOT INCLUDED IN THE TARIFF. I WAS EXPOSED TO THE 'MINE HOST' AND HIS WIFE HAVING A VERY LOUD ARGUMENT WHICH WAS UNSETTLING.

Hi Deloraine, I am very disappointed that you did not enjoy your stay with us. Our breakfast policy is made very clear upon booking, we do offer breakfast at the guests request. It is only AU$10 for an all you can eat buffet breakfast and is less than half of the market price, this is part of a service we provide. As guests have different dietary requirements and some do no require breakfast, I feel we should not charge the guests unless required. We apologise that you misunderstood the policy when you made the booking. I hope that you can stay with us again and we will be more than happy to offer you free breakfast.

Lovely place and very conveniant
I stayed for 2 nights while sorting my Car and The Propriater was as good as Gold and very helpful. There is a rail station the rear of the property but you would never know if you weren't told as theres no noise so its Perfect to get in and out of Perth

Room was comfortable with a good sized ensuite. The only issue I had was the amount of noise from the owner, was woken up at around 5 am each morning by his talking, doing things in his end of the house or opening and closing doors. Might need to think do some sort of sound proofing Other than that was a lovely stay

Lovely and quiet.
We stayed here for two nights in queen room. Room was lovely and clean with comfortable bed, large TV, bar fridge and microwave. Ensuite was spotless with a large shower. The best thing about the Arcadian would be Jeffrey. We have stayed at a few B&B and Jeffrey was by far the most welcoming. We didn't really require anything extra, but Jeffrey would have been more than happy to assist us if we did.

My husband and I visited the Arcadian B&B for 3 nights and found our stay to be very comfortable. Jeffrey was very welcoming and nothing was too much trouble. We were a little disappointed that breakfast was not included in the room price that we paid, once I went back and read more about the Arcadian I did eventually find where it said that breakfast was not included however we found this a big misconceiving as it is called Arcadian B&B, I have never stayed in a B&B where breakfast is an extra cost. Overall a good experience.

Arcadia B & B. A good find.
The B & B owner was friendly, helpful and most obliging throughout our stay. The property, a large, well appointed bungalow, was in a quiet cul-de-sac and well situated for our needs. We were pleasantly surprised to discover that our room was equipped with a fridge and microwave in addition to the usual tea / coffee making facilities. The en-suite bathroom had a large shower with towels and toiletries provided.Breakfast was very good value, with cereals, toast, 'full English' etc. available. Wi-fi was free and unrestricted. We would definitely stay there again.

Fantastic Service
The hosts were two of the most obliging people I have met. Nothing was too difficult. The breakfasts were great value and at these we got to know our hosts, Jeffrey and Jenny. The room had all that we needed and the room service was outstanding. Highly Recommended.
