Viewtopia is a large beach house with stunning views, within easy walking distance of the beach at Gerroa. It is a majestic, imposing, comfortable and very well equipped home - offering the best of views, style, space and proximity to the water!

** Booking for peak season (mid Dec 2021 to end Jan 2022) **
Changeover day for the coming peak season is Wednesday. When booking between mid-December and Australia Day, please select 7 night blocks that start and end on the changeover day. ** Where will I be? **
Viewtopia is located in a perfect spot on Stafford Street, Gerroa - only a 150m walk from the sand. The home looks straight along Seven Mile Beach to the south, with a commanding, elevated position.

** Why choose Viewtopia? **
Viewtopia has it all - 4 large bedrooms, 3 bathrooms, wifi, qualitiy linen and guest amenities, fantastic outdoor areas, views, walk to the beach and more. The home is also very well equipped, serviced and maintained - as per the photos!
** How is the property laid out? **
As seen in the floorplan provided, Viewtopia is a 3 level home, entered from the lower level and up a flight of stairs to the main living area.
The main living area has an open plan dining / lounge and kitchen that spills out onto a large terrace. An internal laundry, bathroom, pantry, one bedroom and a back verandah are also found on this level. The bedroom has a double bed and a wardrobe with hanging and shelf space. The bed is super comfortable and is made up with Sheridan linen, four pillows, a doona and a spare fleecy blanket.
The upper level has an en-suite master bedroom plus two additional bedrooms, another large deck area and a shared bathroom. The three upstairs bedrooms have beautiful ocean views, queen sized beds and wardrobes with hanging and drawer space. Each bed is super comfortable and is fully made up with Sheridan linen, four pillows, a doona and a spare fleecy blanket. Each bedroom also has two side tables and reading lamps.
** Special information - the painting in the living room **
The painting above the fireplace is by local artist Kristal del Villar. It is called Cabbage Trees on Rose Valley Road. It was commissioned especially for the house and is a beautifully colourful depiction of the countryside near Gerroa. You can view Kristal's work and find her contact details at kristalsart.com
** WiFi, Netflix, Pay TV - will I have it? **
The house has complimentary NBN wifi, details of which will be provided in your pre-arrival email. The smart TV is connected to the internet. Netflix, ABC iView and SBS on demand are accessible through the TV. There is only one remote control so please leave it on the TV standfor the next guest.
If you want to go analog, there is also an assortment of books, games, puzzles and playing cards for use during your stay. And for music, there is a Bose Bluetooth speaker on the kitchen bench.
** What about outdoors? **
Viewtopia has a lot of outdoor furniture so guests can relax and make the most of the balconies on both floors. The house has a WeberBBQ.
On the main floor balcony there is an outdoor dining table with eight chairs, an outdoor lounge and a coffee table. Please put all the outdoor lounge cushions inside the main house at night. It often rains overnight in Gerroa and it is hard to dry and clean wet cushions - thanks!
On the upper floor balcony there is a smaller table with two chairs and two banana lounges with cushions. Again please put the cushions inside at night.
** Staying warm or keeping cool?! **
Viewtopia has fully ducted heating and airconditioning throughout.In addition, there is an electric fireplace in the living room. On a warm day, the house can of course be opened up to catch the ocean breeze!
** What about sheets, towels and other supplies? **
High quality linen and bath towels are provided at this property. Please bring your own beach towel however!
** Parking for cars, boats etc? **
Viewtopia has off street parking for 2 - 3 cars in front of the garage. The garage is for owner use only. Please take care not to block the driveway that is shared with the house behind!
** Is my dog or cat also welcome to stay? **
Sorry, this property is not pet friendly. Try to find a carer for your pets, so that you can enjoy this spectacular property, but if that is not possible, please contact us for a list of our pet friendly options.
** What are the minimum stay rules? **
There is a minimum two night stay for all bookings, which changes to three nights on long weekends, four nights at Easter and seven night blocks during peak season. Peak Season runs from mid-December to the end of January.
** Are there any special Peak Season rules? **
Please note that during peak season, our properties have designated changeover days to make the cleaning rosters manageable. We also do not schedule arrivals on the Christmas, Boxing, and New Years Day public holidays.
