Enter this gated estate and feel yourself enter another world! The impressive entrance foyer sets the scene with the grand sweeping staircase leading to beautifully appointed bedrooms. Large scale entertaining rooms flow from the central gallery and include formal and casual living and entertaining areas, multiple dining and fireplace options, a grand billiards room and a formal library (that doubles as a bedroom with a sofa bed).

Enjoy the limestone terraces, swimming pool, firepit area, outdoor bbq and dining, trellis walk and beautiful lawns under northerly aspect, with stunning and tranquil rural views. There is plenty of space to walk on the 100-acre property.

This house is suitable for families and/or couples gatherings only. Groups for bachelor parties and hens nights (or similar) will not be accepted or tolerated – see notes section at end for further details. Please advise if beds are to be made up as kings or split into 2 singles at time of booking or minimum 10 days prior to arrival to avoid the $150 bedmaking fee for late request.

**Linen:**
All linen (sheets and bath towels) is supplied for your stay. For the comfort of our guests all beds have quilts with full covers, we do not triple sheet. BYO pool towels.

**Property Specific Notes:**

This property has a $2000 cash bond. The bond is refundable within 14 days providing there are no damages to the property. (If booking the winter offer for up to 12 guests the bond is only $1000).

If a booking is found to have been for a bachelor or hens night or similar and there is excess noise, damage or rubbish, the bond will not be refunded under any circumstances. Paying your deposit and bond constitutes acceptance of this point.

Caretakers live on the property and will be tasked with asking you to move your group and any music inside by 10pm and to turn your music off completely by 12 midnight. Failure to do so will result in non-refund of the bond. Paying your deposit and bond constitutes acceptance of this point.

To ensure the comfort of our guests and the neighbours, we do not accept bookings for "Schoolies" breaks/under 21yrs groups and under no circumstances do we allow weddings or parties of any sort.

Pets are NOT welcome at this property.

Wi-fi is offered as a complimentary extra. As there is no charge issues will be dealt with ASAP but cannot be guaranteed.

**Notes:**
Payment for the booking warrants you and all guests staying will abide by the Code of Conduct for Short Term Rental Accommodation which can be viewed under the Guest Information tab on our website or a link which will be sent to you in your booking confirmation email.

This property is a holiday rental, it is not a principal place of residence and there are no shared rooms. Enjoy your time in comfort and privacy.

If you or any other guest receives a warning regarding excess noise or excess guests, you may be asked to leave the property IMMEDIATELY with no refund of monies. Noise audible outside the property is prohibited between 10:00 PM and 8:00 AM.

This property is approved for accommodation only. No mattresses, tents, caravans or more cars than the property accommodates are allowed. Under no circumstances are the following activities permitted at any of our properties: motorbikes, dirt bikes, quad bikes, use of firearms or air rifles, fireworks.

Out of peak season stays of a week or more may qualify for a discount, please send us a message.

For your added security, this property is managed by a Licensed Real Estate Agent. We will never request payments be made to an overseas bank account and your money is held safely in our Trust Account until after your departure.

Wonderful property
Perfect for a large group. So much space inside and out. Relaxing environment and the farm manager was an absolute legend. We will definitely rent this again!

Will never go here again
For the price you pay this property is extremely poor. Wi-Fi didn't work. TV was 20 years old and the HDMI cables didn't work. TV remote control didn't work. The pool table cue sticks were all broken. They didn't supply wood for the wood fire. The toilets had no locks. The neighbours were terrible - complaining from the get go about noise at 4pm!?! The pool was filthy. The house is old and in an extremely poor state and the photos are deceiving. I do this every year with my family and this is by far the worst place we've stayed at. Don't go to this place as you'll find better value for money elsewhere.

Beautiful property
Very stunning property, lots of room and beds. Had all that was needed around the house. Just small bumps during the stay, such as the fridge temperature super low in the kitchen - lots of dead insects in the back guest bathroom/laundry - loads of spiders downstairs practically in every room. Just had to be extra mindful of spiders with baby and toddlers around.
