Pet Friendly

Plum Tree Cottage comprises an open plan living space overlooking the tranquil lake complete with comfortable lounges and a fold out sofa (best suited to children), TV/DVD, and wood fireplace (BYO firewood). The living space leads out to the decking area built over the water to take in the stunning lake and gardens. The kitchen offers all you need to prepare your own meals during your stay and is equipped with a dishwasher, oven, cooktop, microwave, dishwasher and refrigerator.

The upstairs bedroom has a king-sized bed, reading chair, ceiling fan, reverse cycle airconditioner and high cathedral ceilings. The adjoining ensuite has a corner two person spa, large separate shower and separate toilet.

Features include: CD Player, Wood Fire, TV/DVD, Split system heating/cooling, Laundry facilities (shared with residents of the other cottage) including washing machine, dryer, iron and board. All Linen included, BBQ facilities on balcony,

Guests have exclusive access to the cottage. The cottage is connected to a studio room that other guests may be staying in. There is also a 2nd cottage (Twisted Willow) that other guests may be staying in.

LINEN: The home will be set up with linen for your stay, we provide towels, sheets, bath mats and tea towels for guests use.

**Pets are welcome but unless they are small and house trained it isnt really a suitable space for dogs, there is no secure fencing or place to leave them unsupervised. Pets are strictly not to be left unattended if you head out inside the property. Any mess made should be cleaned up upon departure.

**Please note that there is no mobile coverage or wifi at the cottage, this offers guests the perfect chance to disconnect and really relax and connect with nature, the cottage is surrounded by rainforest and many native animals and beautiful birds can be seen. If you need mobile coverage a short 3-5 minute drive back to Paraidse Picnic area on the same road will provide a chance to make calls etc. Otherwise coverage is great in Apollo Bay.

**As this is an eco cottage, there is no rubbish collection service available at the house, so we ask all guests to be very mindful of their consumption and take all of their waste home with them, we will provide information on the best ways to dispose locally after a booking has taken place.

The home is managed by Otway Retreats, a boutique, and local property management company based in Apollo Bay. Otway Retreats offer a personal concierge service to assist with local recommendations, tours, and provisioning the home before your arrival to make your stay that extra bit special! We are also local and on-call should you have any issues or need help throughout your stay. We hope you enjoy your time exploring the Great Ocean Road!

BOND/REFUNDABLE DAMAGE DEPOSIT FEE: Please note the bond is held as a pre-authorisation on your credit card, this is taken within 48 hours of your arrival and held until 7 days post stay. We require that the bond is simply an amount we "hold" on your card. If there are issues or damages, we will contact you post stay to discuss with a view to resolving before the hold is released.

The booking price displayed for online bookings includes a processing fee of 3% per booking.
If a refund or cancellation takes place, please note the refunded amount will not include the 3% processing fee as this will be retained by Otway Retreats to cover the original transaction.
H O U S E R U L E S

Check-in time is 3:00pm on the day of arrival and check out is 10:00am unless specified and agreed otherwise.

Early Check-ins and Late checkouts are subject to availability and incur additional fees of $50.00 per hour.

Please respect the privacy of our local community and neighbours. If a guest's behaviour or noise level is unreasonable, a warning will be given and ignoring this will result in the cancellation of the booking without refund.

Requests for assistance or maintenance may result in a minimum $90 call out fee where the guest is at fault and/or the call out is not deemed to be of an emergency nature. This fee will be payable at the time of the call out and must be paid to the agent attending the callout as appointed by Otway Retreats.

This property is non-smoking, failure to comply will result in a minimum $200 fine.

Excess Rubbish Removal fees of a minimum of $90 may apply if the amount of rubbish left at the property is deemed over and above what should be reasonably expected for the length of stay and number of guests.

Properties listed as pet friendly incur a fee to cover general cleaning. An additional fee will be applied if excess cleaning is required after departure. Should pets be found in accommodation not classified as pet friendly, guests may be requested to vacate their property immediately with no refund and will be liable for additional cleaning fees.

Otway Retreats properties are offered on the basis of private, residential usage only. Events, functions, parties and gatherings are not permitted at any Otway Retreats property under any circumstances. Should this occur you will be requested to vacate the property immediately and your booking will be cancelled without refund. (this excludes properties that have been booked via our event management service where full details of the event have been planned, discussed and disclosed.

Guests are expected to leave the property in a neat and tidy manner on departure. Additional cleaning fees may apply if the property is not left in a presentable condition.

Otway Retreats suggest that if you are booking a home with a fireplace that you supply your own firelighters and kindling. Most homes will provide the use of firewood only and this will be outlined within the booking confirmation details.
