just plain ok
The room was veeeeryyyyy small, we could barely walk around the bed, but the bed was comfy, temperature was fine, bath was clean and ok but when you took a shower so did the bathroom floor, we had to use 2 towels just for that. The people at the front desk were ok, breakfast was very good, the service ok. The breakfast room was also tiny so there were people waiting in line for a table, felt a little rushed. Location was ok, right next door to the vatican museum but a little farther away from everything else and of course romes transportation system is a disaster...

First time in Rome
It was my first time in Rome, but not the first time in Europe. My children and myself loved the hotel and its staff. Room was very clean with large bathroom!, nicely cooled in the middle of July. Everyone in the hotel was so helpful and pleasant to us. Breakfast buffet was absolutely excellent with large variety of delicious food. We already recommended this hotel to our friends who are planning Italian trip. We will definitely stay in Hotel Spring house again!

Romes Best Kept Secret
This hotel is exceptional, Riccardo, Allendra and Pietro are great and very professional. The hotel provided us with a high quality customer service. We spent 8 1/2 days at the hotel and could not be happier. There is a huge selection of non tourist resturants, supermarkets and pharmacies. It is close to the Metro and Bus stops. I highly recommend the 3 day Roma Pass, it pays for itself in the first day. Also go on line and get a prepaid pass to the Vacatin, you will save yourself at least 2-4 hours in line. The rooms are small by American standards, but you are not in America. With all there is to see, you dont spend much time in the room anyway. This is Romes best kept secret.

I guess you are right, maybe people do not expect much from a three stars hotel, but then,as you know, they realize they are home even away from home!
