The worst customer service check in. Rooms were supposed to be ready at 2 pm. At 3:20 they were still cleaning second one very slowly and did not apologize. This is a small hotel and there should be no problem getting this done on time. TOILET OVERFLOWED in staff room in the night. I woke up to an inch of water on the floor by my bed. There was no one to help.--they leave the property. So the man in an adjacent room was able to turn it off and luckily he did not get electrocuted in the process. I heard from no one as to this terrible experience. I DO NOT RECOMMEND staying here as you are isolated at night and ALONE if a problem comes up.

dear customer,she booked a double room with a shower from expedia and on the day of check in she asked us if we could move her to another room with a bathtub and in the other structure.We gave her an upgrade by giving her the superior double room with bathtub.check out was at 10am yet we accommodated her by leaving her room until 11.30am.We were always available to her so her review is not correct at all.we wish you a good day!

This is pretty much as close as it gets to St. Peter's without living with the Pope himself at Casa Santa Marta. It's even closer than the Hotel Bramante which was recommended to me from a former Vatican insider, to give an idea of how close the Annex is to the entryway for Papal events. So advantageous is the location that my seats for Easter weekend were amazing. The place is run by two young women who are serious about the business and have never hesitated to check in on me to make sure I had what I needed. I even got an appreciative Chocolate Easter Egg! Bottomline is that it is really cool to stay inside a refurbished part of the ancient wall and lovely to be able to roll out of bed and roll into St Peter's with ease

The location is unbeatable, right in front (3 blocks) from the Vatican. Although the staff is rarely seen, they cleaned the room daily and were eager to please and help when present.

We had a great night here! We were in Rome for just one night. We left our luggage with them and put in 10 miles of tours. They were very accommodating and the rooms clean and comfortable. They arranged taxi pick up next morning. Five stars ⭐️

hotel annex is built into the city walls so is an experience on its own cleaned daily , fridge restocked with water daily, great location close to the vatican and a short taxi ride to the Colosseum and rome center

Strongly recommends!
The weather was a bit hot, but the hotel had an air conditioner which made it more accessible in the afternoon, and in the evening, there was a cold wind from the window. Located in a very central place next to the Vatican and has a beautiful view of the Roman street. The owner of the hotel is caring, kind, and welcoming. Due to the flight delay, he ensured we got the key even though it was late at night. I highly recommend the shuttles from the place and the courteous and punctual drivers.

Of course the location is wonderful, but we also enjoyed our accommodations and the personal attention from the staff. It was also very quiet given the location which is important to us. Very nice room and access was easy. St. Peter’s is just steps away. Be sure to explore the neighborhood just south of St. Peter’s. Some nice restaurants there. We would stay at this property again.

Our stay was perfect. We were assigned to the Leonardo room. Spacious room. Lina checked us in and she was very nice and speaks good English. Appreciate her suggestion of an authentic local resto. Fausto though we haven’t met, communicated perfectly. I will definitely recommend this place. The bldg is old so Please don’t expect a modern type of accommodation. Loved the location just 4 minutes walk to St. Peter’s square. Will definitely stay here again if we decide to come back.

Fausto and Lina were some of the most friendly and helpful people you'll ever meet. Not a busy hotel with full-time staff and amenities but a more layed back experience. Location is fantastic and the rooms were clean and newly renovated. No complaints.

The place is just beside the Vatican city..walkable to almost everything! Fausto (host and owner) was so easy to communicate with. He was always in touch every step of the way, from arranging transportation to check-in. The room was just as we'd hoped - clean, and comfortable. The location to the Vatican was incredible - 3 min walk to St. Peters Square. You are in the heart of old Rome. If you need a lift, Fausto will arrange. Ask for Fabrizio to drive you. Nice guy. If I could give them 6 stars I would. The property was very close to St. Peter's Square and on a small street. It was clean and quiet and easily accessible. It was a bit of a walk to some of the sights in Rome but getting a taxi if desired was very easy.

The location is amazing.Staff was friendly. There was a mini bar with already opened drinks, half used bottles. Bathroom wasn’t clean, there were used shampoo bottles and hair in the shower drain. Pretty disgusting. We thought we paid for breakfast, but there was no breakfast at all due to an excuse of COVID. WiFi code didn’t work at all.

But you had our phones, we had been in contact since the day before, yet you didn't tell us anything, instead you preferred to write negative reviews everywhere. Too bad that, although the room was not to your liking, you preferred to keep it free until late afternoon on the day of check out. Because of Covid 19 we cannot serve breakfast, it was written even when you made the reservation, it was enough to read carefully. We still apologize for the inconvenience that was easily resolved if you had pointed this out in time.
