Everything from booking, checking in and then checking out was great and stress free. We needed a late check out at the last minute and that was accommodated for with no issues at all. Thanks so much! We will definitely stay next time we are in Melbourne!

The check in process is very confusing. The instructions need to be clear. At first I was given instructions to check in at the property address, this is NOT the case, the check in is down the road at a cafe shop front. If this was specified in the original instructions this would have saved wasted time. I also noted that other guests were given the same confusing instructions. The young lady I dealt with at the cafe was lovely but obviously can only do the basics as I had a request that I had emailed through previous to check in, which went unanswered and then they wanted to charge me for linen for the existing sofa bed, although I did not exceed the room occupancy (2 guests). The room upon check in was quite dirty, the kitchen bench tops had crumbs etc on them, the fridge had food in it from a past guest. The crockery and cutlery was all mismatched, and not a full set and also not properly cleaned, a bonus was that at least we could run them through the dishwasher as dishwasher powder is included. The airconditioning whilst it worked, was very dirty and did not seem to be running very effectively so possibly needs servicing. There was also an extra portable fan in the cupboard for use, this was very dirty and rattled so loudly when turned on that it could not be used. The main bed was very hard and unfortunately you don't sleep very well because of this, this could be rectified with putting a mattress topper on it. The location is fantastic and amenities are great-gym etc

The property has a beautiful entrance, very lush and it feels very special. It is located across the road from Southern Cross Station, so it is extremely convenient for catching the train. The apartment is roomy and has great views of the city but has old, dated furniture. It would be 5 stars if the furniture was updated as it brought down the vibe of the place.

Worst "hotel" ever.
Ok, so where to start with this review. from the top, the reception was difficult to find as it’s just a food outlet acting as a reception and the lack of car parking made it even worse, not only for check in but the entire stay at the establishment. The title of so called "Rose Lane serviced apartments" is a huge LIE... This has to be the worst place I have ever stayed. The establishment needs to take "serviced" out of the title, as this apartment was dirty and uncleaned, with terribly dirty walls, floors and some sort of smell. I've stayed in cheap backpackers which have been cleaner. Then there was the next serious issue of the lack of maintenance. The place had a broke glass stove top, microwave surrounds with exposed screws, damaged to the dirty walls, a missing towel rail which had sharpe exposed metal bits left and glass panelling of the rooms damaged. The last so called main service part of this apartment was an opened carton of milk for the supposedly service the tea and coffee facilities. YUCK, someone else's opened carton of milk. Pass. Another note was the extended period in which the security deposit was held for after checking out. It took over 4 weeks to get it back even after multiple attempts to communicate with the complex the need to get it back, which all except 1 (12 total) went unanswered, with this clearly being a copy and paste response with a link to Wikipedia for some reason. If would definitely not recommend this place.

The location was spot on for what i needed with plenty of public transport options. Make sure you read the check in directions well and it will be trouble free. The only issue i had was no WiFi in the room that i had. That should be a non negotiable these days.

The property is located right at the heart of Melbourne CBD. It's very well connected with public transport and is located at a stone's throwing distance from Melbourne's Southern Cross Railway Station. The property is quiet and the area around it is safe too. There're lots of dining options around the property. Overall I'm extremely satisfied with the stay.

Unfortunately i was not told where to collect the key for this property, even after a phone call which was not answered. The only way i found where to collect the key was because i collected another key for another apartment the day before and had seen the address for my current one on the counter of the store. Id hate to think what i would of done if i didnt know this. Not happy.

This property room was terrible. The cups were dirty in cupboard, the microwave did not fit in the space & looked atrocious, the beds where sunken & the main bedroom was so small the bed hardly fitted, my husband slept in it & I slept in the other single bed. There was no tea or milk in fridge. It was stated that there would be tea but nothing. The cups were all mis matched & dirty. The bathroom floor was dirty with fluffballs & dust. We were very disappointed for price we paid. We never stay again.

Location was great but received different layout then paid for with a blow up bed with no pump to sleep on for extra guess where it was advertised as a fold out sofa. Tried to call multiple times to get help but all I got was "what do you mean, send photos" got nowhere and ended up giving up as outcome and didn't even come to room.

Great location and easy to access! Very dirty, marks on walls, carpet full of stains, no ironing board/iron, no coat hangers, limited kitchen utilities, one garbage bag for four days, 2 dishwashing tablets for 4 days. The location of the apartment was perfect as I was attending meetings in the city and also travelling from the regions via the train. The host was very thoughtful and assisted me with all I needed to know using wotif and booking in was easy. The room was perfect for a two night stay, to relax and also get some deadlines completed for work. I made use of the gym and the swimming pool - both of which are lovely and are up to date. Thank you - highly recommend

The check in out of hours was difficult. Rose Lane Serviced Apartments do not exist, the apartment is inside a building called 220 Hudson that has swipe card access only. at 01:30 I followed a lady in! The apartment was dirty, there was a badly plastered hole in the bedroom, mould in the laundry cupboards, missing lightbulbs, broken knives, crumbs in the cutlery tray, dirt inside the bin, no spare bin bags and it took 12 business days and 2 phone calls to get my security deposit back. The only positives were the wifi worked and it is close to Southern Cross Station. Very disappointing.

Central location but difficult to check in and out. Other guests had waited up to 1 hour to check in. Concierge absolutely useless, rude and no help whatsoever. Host was late in meeting at concierge and handing over keys. Not much communication and car park was difficult to access. Needed a key tp acceas lift and building,and different key for parkimg.

Good location close to southern cross station. Apartment was very clean with most of things you needed. Unfortunately the design of the apartment wasn't great - simple things like having a power point next to the bed, or the location of chain to operate the blinds wasn't well thought out. A full size ironing board would also be really useful. I'd stay there again for a personal trip, but not for business.

On arrival of our plane landing in Melbourne, I received a text to let me know that we arrived after reception time. This being 3:30 pm on a Friday. I had to send via a text message a photo of my licence and credit card before I would receive details on how to retrieve my key in the afters hours lock box. The after hours key retrieval was from another apartment block located 20meters away in a letterbox with a coded lock box inside. During our whole stay we never saw any one at reception. This is hardly a serviced apartment as the name states. The apartment was minimal appointed with no spare blankets located in the wardrobes and being the middle of a Melbourne winter was cold at night. Wont be staying here again

Hi Arthur Yang, We tried to contact you since the day before you arrive, but it seems you travel without a phone. Therefore, we put the key into after hours locker as we don't have your arrival time. The concierge ladies helped you in upper west side, downstairs counter is NOT a reception, but a security office. We have heating in the apartment, spare blanket was in the wardrobe, and you are welcome to contact us at all time to help you. Please bring a phone with you while traveling, for your own convenience.

Recommend this place. Close to everywhere Big enough for family of 5. Comfortable and warm. Only recommendation I have is more tea/coffee provisions please and needs a clothes airer - minor details!! Lovely host. Unfortunately pool was out of service which was very disappointing as it was the main reason I booked here!

Avoid this if you can
This was my worst nightmare! A 50 yard queue for the lifts, then stinking corridors (like rotting food) and an apartment that was sterile, noisy and uncomfortable. It is in a seedy area and there were no indications of how to get to the property. Avoid this place if you can unless you are desperate. Work surfaces , floor and table had to be cleaned before use.

Dear John Carvell, I’m sorry that you did not enjoy your stay. You booked a weekend for 4 nights, but changed your plan after Sunday, and threatened us to refund you under non-refundable policy by giving a “worst review “. In fact, It was a long queue on Saturday, but you and your son waited 0 minutes as we have four fast lifts that fitted everyone in the lobby. You were so happy with our services: we greeted you and took you into the apartment, showed you indoor swimming pool gym sauna. Therefore, you decided to extend your stay and paid us straight away. During your stay, our 24 hours help Centre didn’t receive any complaints from you. Thank you for your comments and have a nice day!

Was central to spencer street but was not 220 spencer street as stated. You had to be collected by owners and taken out the back and up the lane to Rose Lane. No reception just someone renting out apartment, more like air BnB. Was not very clean, had food in fridge/freezer from previous renters, toilet not very clean and other rubbish in the bedroom. Needs a paint and tidy.
