The owners of the property were so friendly and helpful. It's a husband and wife team who go out of their way to make you feel welcome.

Hotel balcony Florence
Excellent location, neat and tidy but a bit dated. Breakfast was basic. Friendly and service minded staff. A good place for a few nights if you want to stay in the city center.

Perfect location and perfectly nice
This place is no frills for sure and the room is small. However, it was affordable and in a perfect location about halfway between the main train station and the Duomo. The staff was friendly and helpful. The breakfast was continental. Just what you need to get some fuel in the morning and get going.

A great place to spend the night while visiting Florence. It is 5-minute walk from the train station. It is within walking distance of most things in the Florence center. Clean, friendly, practical. I has a small room with a bed and the essentials. But what more did I need. I only spent the night sleeping. For that, is was quiet and comfortable—an excellent value for the price.

Very pleasant stay, I would return
The staff/owners of this place are the finest and friendly people and I enjoyed my stay a lot thanks to them. The hotel felt homey and comfortable although of course has some areas of improvement, but overall I feel at home and I’d return. I had no problem with the wifi, my only inconvenient was that the actual balcony attracts mosquitoes, so I would advise to spray some repellent.

I will not pay my entire stay at this Hotel. The property is horrible. The bed was broken, my son suffered a back injury. No breakfast offered, charged as more than expected. the room was so tiny and the staff is not speaking English.

The woman at the front desk was very helpful to me despite our language difference.. The staff were very friendly. The shower had very nice water pressure. They cleaned the room perfectly everyday. We didn't eat there but the dining area was very cute . The location was perfect. Very reasonable price for the 6 nights we stayed. Perfect for the budget if you don't need anything fancy .. I would stay here again ..

Can't ask for a better location! You can see the Duomo from the entrance, and is also very close to the main train station. Very lively area, no breakfast on site (I think), but there are so many eating options right nearby.

Very old and damaged furniture old towels and bed cover, light switches didn’t work, very hot in the room had to use a fan. They need to improve the facilities really bad.

Great location, but mediocre stay, expensive for what it offers. The walls are thin, we could hear everything and everyone in the building and in the street. The beds are uncomfortable, they are hard and you can feel the springs. The breakfast wasn’t happening at the hotel, instead you had to cross the street and go to a coffee shop that would only offer one pastry, a dry sandwich or one small bowl of fruit (either/or). Not the breakfast you would expect when paying this price. Would recommend staying elsewhere for that money.

Good budget option in a convenient location
Great location between the train station and the Duomo. Friendly staff, spacious room with good air conditioning. My only complaint is the bed, the mattress was rock hard and the pillows very flimsy.

Everything you need for a quick stopover
It is what it is - inexpensive, excellent location, friendly staff. The room is small and the bed isn't the most comfortable - but the AC worked and the room was clean. For the 1-night stopover we had in Florence, it was absolutely fine.

The location was very good but the cleanliness left much to be desired. I also left there with bug bites on my face, arms and back, and there was a horrible smell in the room that literally would wake me up at night. Nice people overall but I would not revisit.

It's one big asset is its location a few steps from the Duomo. The room was just big enough to fit the bed. There was a strong smell of damp/must in the bathroom. Apart from Daniella was was only on the desk for check in the other two desk attendants did not make any effort to interact with customers, to offer advice or show any interest.

Best 2 star you will ever stay at. Very central, 4 mins walk from the Duomo and no more than 10mins walk from all the major tourist spots. Helpful staff, easy to find and all in all very good value.

Hotel Balcony as advertised on Hotels.com had a separate living ares, this was not the case and when we queried this with the owners we were to rooms had never had a separate living area. The room we had was quite small.

Typical hotel in Italy
This is a typical family run hotel in Italy...Not really designed as a hotel but repurposed as one with resulting shortcomings. A very small room with very thin walls, old but serviceable furniture, not much in the way of amenities but good for a short stay of one to two days. The TV is the size of my tablet and the bath fixtures are in need of updating. If you are given the rooms on the third level then hauling luggage might be a problem as well.

The property is in an excellent location for walking (no bus or taxis needed and the hosts were very kind and pleasant. Very clean. The beds and pillows were very comfortable for this weary traveler. The A/C could use an upgrade, skip the coffee.

As soon as you walked in , the host made you feel welcomed, gave a map and listed all the things to see, left our bags in a safe area, so close to the Duomo, and for the price this is an excellent place to stay with the train station about 5 minutes away
