"Francesco couldn’t have been kinder. He gave us great recommendations of places to go, came every day to clean the pool and sweep the courtyard. "We were a 3 generation family of 10. Overall very good, a lovely pool and a games room with table tennis and table football. Rome was reached by train from Terni. ( but check ticket prices as it varies enormously depending on the train) Lake Bolsena, Orvieto, Todi, Spoleto, Bagnoregio and Cascade del Marmore are all easily reached by car. Village pizzeria is excellent. We drove from Rome Fiumicino Airport, very easy using Autostrada. My family all enjoyed the soft river rafting near Marmore....

"We were looking for an area off the normal tourist track and definitely found it here in Moricone. Beautiful country side, my only negative was there was a dreadful smell coming from the laundry, some form of sewer problem says the plumber in our group other than that the beds were comfortable, kitchen well stocked if small but a lovely quiet location"

"The pool area is exactly like the picture. A real oasis. This house is for those who like originality. Its layout is unusual and the deco is superbly personal. So many touches that made us smile and feel happy. The house was delightful - very comfy, two big lovely double bedrooms (one very private), a small twin room very private, lots of little areas to sit down and read a book. The downstairs kitchen is a bit dark and damp so not a space we used. You have to be willing to walk down to the pool...

"Santa Maria is a stunning property in a beautiful & quiet location ideally situated for Orvieto. The apartment was comfortable & well equipped. The owners were most helpful & pleasant. We loved their collection of animals: 2 friendly dogs & an assortment of cats & peacocks. We also enjoyed being able to pick vegetables from the owner’s garden. The swimming pool was wonderful. "The staff were excellent and welcoming, especially Chiara at the front desk who got us dinner reservations at a wonderful local restaurant. The beds were very comfortable. We stayed on the third floor and had a nice view through a small window. The breakfast was one of the best we've had at a hotel, with made-to-order cappuccino, espresso, etc. We would definitely stay again. Orvieto was one of our favorite places in Italy. "
