Clean and Easy - close to airport
This hotel was very clean and comfortable. The staff was very friendly and check in was easy. The airport transfer ride was much appreciated. The walls are a little thin as I could hear the neighbors, but it wasn’t a big deal.

Great property - beautiful Thai style architecture and experience. Loved our stay but my biggest complaint would be the thin walls. We listened to our neighbor snoring all night. Would stay here again to be close to the airport. Very convenient.

The hotel is very convenient to the airport but doesn’t experience noise from the planes. It’s a beautiful hotel, amazing design with lots of stunning wood and an open air atmosphere to the pool. Breakfast was delicious and mostly importantly the staff were very friendly and kind. I highly recommend this hotel.

Absolutely lovely property, pool side room was amazing, breakfast was prepared and brought to my room! Within 5 min walk of mall and 6-7 min of market/nightlife activities.. jazz club 6 min away was amazing

This was a nice property to stay in during our visit to Chiang Mai. Overall, the hotel was perfect! The staff was very helpful, the room was very clean and beautiful. The walls are a bit thin. The pool was well kept, as we saw staff cleaning it often. Breakfast was delicious. We were able to leave our luggage safely with the staff until we checked in. The property is close to a night market and the Central Mall. Thank you Baan U Sabai for our stay!

Stay was good given the price and how close it is to the airport and the 5 min walk to the mall. There is a few updates need to the amenities description: there is no laundry facilities (only laundry service is available), there is no free airport shuttle to the hotel (only free shuttle to the airport); breakfast needs to be pre-order the day prior.

We arrived late for checkin, but, were sure to notify the staff in advance. The receptionist did know who I was when we arrived and promptly got our paperwork and checked us in. She was kind to help carry our bags upstairs. She dropped the bags in our room and quickly began to leave. Unfortunately, she did not offer any information about breakfast, pool hours, Wi-Fi password, etc. I did ask for breakfast time and pool hours as she was trying to leave, so I received that information. About 20 minutes after we arrived, a family arrived to checkin and it literally sounded like they were running and jumping in our room. It was so loud, we were unable to sleep. We were woken up by this same family screaming and jumping in the pool. I was surprised that staff did not ask them to quiet down either time. When we came down for breakfast, we were promptly informed that our room did not include breakfast. No one said hello, no one said good morning. We were not offered the option to purchase breakfast, and we’re not given recommendations or information on surrounding area options. They said nothing else to us. So, we sat and researched places to eat nearby. This made us feel very unwelcome. Once our driver arrived for our pickup, we dropped the key. No one said goodbye/thank you for staying either. It was a beautiful hotel, with a very transactional staff. It’s unfortunate, because it has such potential. They seemed to care more about cleaning the hotel than taking care of the guests.

This is a well maintained Traditional Lanna Hotel. Staff is professional, room was very nice. Neighborhood is safe. Modern market, shops,Mall and food night market in easy walking distance.

I booked through Expedia, but when I arrived to the hotel had no vacancies. It was a terrible waste of money and time. I had to pay for a taxi to that location and then to the next location. I couldn’t contact Expedia because I was out of the country and was unable to call the number they provided. The experience was horrible.

We stayed 4 nights and we had all 4 rooms next to the pool.Room is spacious and vey clean. Although we are not far from the road or airport, we barely hear noises at all. Our breakfast are brought to us a specify time at our table next to the pool in the morning. What a service! Just amazing. Staffs are very friendly and helpful. I highly recommend this hotel to single, couple, and family. It is definitely 5 stars for me.

This is by far the best hotel we have ever stayed it. We have been all over the world and out of every hotel we have stayed at this one will stay with for a really long time. Do not stay anywhere else in Chiang Mai. The hotel only has 14 rooms so it is nice and quiet. It is off the main road so it it hidden away. And lastly, the staff is so wonderful and nice. I can honestly say we when come back to Chiang Mai, this is the only place we will stay.

Very nice, beautiful wooden hotel with comfy beds
Great hotel with very comfortable bed. Breakfast not included which was a bit of a let down, considering this was one of the spendier places we stayed at. But room for as clean, the bed was soft and the shower was actually glasses in so you could shower without getting water all over the place. If you've spent enough time in Thailand, you'll know and appreciate how rare those qualities are.

A big and beautiful wooden house
I stayed in Baan U Sabai for only the dark part of one night between an evening flight from Bangkok and an early morning intercontinental flight from Chiang Mai, so I can't say too much about this hotel, however my few impressions were mainly good. It feels more like a guesthouse than a real hotel - no elevators (meaning you have to carry your suitcase up the stairs to the second floor), and the one thing I have never experienced in any hotel before - you have to take off your shoes and put them in lockers near the reception. But having said that, I should admit it was so clean everywhere, that I didn't feel bad for even a second. Bed was good, bathroom is OK, air conditioning, although not central, works fine and quiet, free wifi, free bottled water, big TV - everything's as it should be. Proximity to the airport is also a plus for this property.

Excellent service. Good location near the airport, but a bit noisy due to traffic on nearby freeway. Only to be expected. Provided free shuttle to airport and an early breakfast as we had an early flight. Sad to leave.

It can be better
stay four nights, the second day, breakfast didn't serve, need to ask at reception. In the middle of fourth night, electricity off, no ac, people walking upstairs, no one tell us what happen. The next morning, no apologize from hotel. clean the swimming pool without notice on the fourth day, cant swim. It states in the description, shuttle provide to nearest walking street, when I asked, hotel said no.

Perfect Boutique, fantastic pool and relaxation
Wife and I stayed here, had a room on the pool level it was worth it so fun to just leave our room at go for a swim in this amazingly large pool. We had breakfast on our porche and they arrange for airport service. The only negative I can see is the hotel is slightly weathered, has a few cracks here and there. But over all a great hotel and staff.

My wife and I had a wonderful stay at Baan U Sabai. While the location was not particularly close to the center of the city (old town), we actually preferred this as it was much quieter than the other hotels in the area (although you will hear some road noise). The Saturday night market is very close to the hotel as well as the airport. We never had trouble getting a driver to take us back to the hotel. The property itself is really lovely with its wooden interiors. The room was comfortable. My minor quibble was that there was no down pillow on the bed but it was otherwise great. The absolute best thing was the staff. They helped us with everything from getting setup with breakfast (included - get the curry), laundry (so cheap!), transportation, borrowing bicycles, and recommendations. They were so thoughtful and attentive! We loved every minute of Chiangmai and loved our stay at Baan U Sabai...

Bare bones but nice
We stayed here for one night after a long day because it was close to the airport. The reception workers are all incredibly nice, and the free breakfast is made fresh for you, but wasn't particularly good compared to nicer hotels. The pool was very nice. No gym, but close to one. Free wifi and a nice balcony. Overall it was good for a night but we wouldn't want to stay there longer.

Not worth the hassle
Extremely secluded location and very difficult to find transportation to commute. Very limited entertainment and eating options in the vicinity. Rooms are extremely (I reiterate extremely) basic with hardly any closet space, light curtains and sparse furnishings. Astonished that the property has high ratings. A friend of ours who lived at same property got into a nasty fight with the hotel management. Ideally a 2 star property for backpacker budgets.

Traditional Thai Ambiance and comfort!
Staff was excellent! There was some construction next door but not noisy. When you arrive don't be too alarmed on the location, the hotel and the rooms are special! Take your shoes off when you go upstairs. There is a beautiful sitting room near your room!
