The accommodation was not cleaned after the previous occupants had used it. The hotel did not respond to rectify this. Awful, no refund or apology from the hotel or Expedia. Appalling do not stay at an Oyo hotel.

Absolutely nightmare. 1st room was smelling and tv not working. Toilet dirty and stained. Moved to 2nd room , window seal with big black flies and noisy. People banging doors . Got a text message in the morning asking us to stay one extra night for free as compensation and we declined. Who in their normal will even think of spending an extra horrible night there. Not worth it even for free. We asked for deduction for the price and there was no response. . Nothing was worth what we paid for. Bed was uncomfortable and base damaged and dirty. Will never put our feet there even for free.

Very friendly staff, Room is OK for the Hostel standard. Maybe a little bit overpriced (108 pounds for 4 persons per night). Breakfast was good, homemade by the Master of the house

Great stay at Kate’s B&B. My mate brought back a yoke and was able to service her without any drama. Lovely fry the next morning and the cook was a delightful woman who loved a wee bit of cheeky banter and knows how to cook an egg. We had a shower in the corner of the room which is absolute genius especially for the lads who are into voyeurism

Very convenient for centre of Belfast. good clean basic facilities.Helpful friendly resident manager. Booking from Expedia created problems where booking was confirmed on a Saturday by email with non-refundable payment of £67.51.An email on Monday (which I did not see while travelling) said the price should be £70.00. Fortunately the Manager was able to give me another smaller room for the night when we arrived at the property. This is an Expedia Problem which I have experienced before where bookings are found to create problems. I shall remember NEVER to book through Expedia again. I would however stiil book at Kate's.

This is a a very small space but if you don't plan to spend much time in your room, you're fine. The breakfast was great (limited hours) and the location is nice. I had made a mistake on my initial booking. They were hard to get a hold of but accommodating once I finally got through.

VERY CONVENIENT LOCATION
Very convenient location about 1 mile south of Belfast City Centre close to Queens University and only a few minutes walk to Botanic Railway Station with services across Northern Ireland. The full cooked breakfast was excellent and the service good. The only criticism would be the condition of some of the decoration and the back yard visible from some rooms could be tidier.

Comfortable B&B
I stayed at Kate's B&B during my brief stay in Belfast. It's in a nice area, near the University, the Botanic Gardens and Ulster Museum, and a 15-minute walk from the centre. My room was comfortable and clean, and the staff always helpful and accommodating.

Basic, cheap, clean, a bit noisy.
I had a private room with a shower/toilet shared with the other two rooms on my floor, and as it happened the shower/toilet were always available when I wanted them. All very clean. No fresh orange juice at breakfast - only orange squash. Urn of stewed tea - god knows why they don't bother to make a fresh pot for each table. Good, generous cooked breakfast though including excellent fried soda bread. Pleasant enough room. Bit of noise from around hotel and also from street outside in midsummer. Other residents very friendly and diverse. About 15 mins walk out from very centre of city. Free strong wifi throughout. This is a small, totally independent basic hotel, lacking particular charm but totally inoffensive too.

We were ready to leave...
Not a great stay for a couple of nights. Really uncomfortable beds, paper thin walls, and the other guests were loud and came back late. Lots of drunken yelling and door slamming. At one point someone tried to get in our room and kept jiggling the handle. Bad WiFi, too. Up side, it was a close walk to restaurants, etc.

Close, warm room with wifi
I had a lovely stay at Kate’s BnB. The room was clean, comfortable and warm with a shower, tv and wifi. There’s a little dining room and a friendly lady cooks breakfast every morning. couldn’t ask for more, especially at the budget price. I’ll stay there again anytime I’m in Belfast.

Terrible place and dangerous!
My stay at this place was terrible even though the place is ok, clean and so on the staff is not professional at all. There is a young boy at the reception who seem tired all the time. I was staying there for two nights with my partner and the place was full of party people coming back late night drunk and being very noisy. There was two guys very drunk in the place screaming in the corridor, kicking other peoples room doors, smoking cigarettes. No one reacted to them, it seemed there is no one in the building during the night to keep the place, or the boy was just afraid. The two individuals were dangerous and we couldn't go to the toilets which were shared in the corridor to avoid a fight. I was calling the place phone number to ask for an intervention but no one picked up the phone, i was about to call the police. My girlfriend was terrified as she or me never experienced anything like that.

As I say it was ok for the night but I would not stay there for a week, Did not see much of the staff so one lady in the morning who did the breakfast and she was good, there was no place to go to watch television as it was raining and I end staying in after I went back in.

It says it's a home from home,!!NOT
Sorry,but had to check out early,this ruined the first part of my time away,as had to travel 75 miles away to stay with my cousin.i had paid for a race that I wanted to do on the Titanic quarter but because I didn't want to stay there another night and there was no where else to stay in Belfast I couldn't get to the start line! I was at least expecting a communal lounge to watch t.v,but I had to share a room in a mixed dormitory with no plug or light next to my bed.felt extremely uncomfortable also quite cold aswell being that there was a window above my bed which I couldn't close properly and it wouldn't stop raining.i must say the lady cooking breakfast in the morning was very helpful as breakfast was too late for me but she cooked me an egg at 7.30!!

Nice right in city.
Staff were nice and supportive. The hotel is comfortable for short stay. Liked the telephone at the reception which automatically connects to taxis.

I only stayed one night. The room was dirty with empty beer cans. There was a crazy man also staying in the room who was drinking, against house rules. He came in to the room at 2 am and kept talking to another guest for over an hour, despite being told several times to stop and go to sleep. I heard that he was evicted the next day. On the plus side, the breakfast was very good and the cook was very friendly. I was allowed to store my bag there and collect it later in the day.

Room did not get cleaned. Dirty towels stayed on the floor. Toilet don't flush well. Shower water plugged. Only best thing was the breakfast and the cook was very friendly and accommodating. Another girl at the site, I think she works there, very nice and helpful.

20 mins walk from centre, very budget
Tried to check in too early but staff helpful.Sheets, towels and room clean. Shower rose holder busted and drain partially blocked.. Only 1 mattess out of 3 not heavily worn. Communal loo out of paper by morning. Very inexpensive so no complaints realy. Could do with a bit of an upgrade as it was 'grotty bedsit' standard. Belfast is a lovely city with magnificent architectural remains of its past, but it has been wrecked by over developement. Inspite of the politics underneath the surface, the folks are very Irish and freindly.

Quite a basic facilities. Location is not bad as its walkable to city center. Good option if you are into low cost budget stay. Cooked breakfast is served with lot of warmth ! full marks to the lady in charge. after first day order she remembers your choice till your stay ! every thing in building is old and need upgrade.

Ok budget stay! There were 5 beds in 4 bed room, and it was too much! Easy access to toilet and shower. Two towels, and nice homemade breakfast, made by a lovely lady!

My stay at Kate B&B
Not a B&B but rather a hostel. I paid 40 quid per night including breakfast (plus side) which is cheap for a B&B but probably expensive for a hostel. I did have my private bathroom as requested online at the time of booking which was not cleaned before my arrival. No room service. As I said it's ok for backpackers I guess. Friendly staff.

Kates b&b AVOID!! AVOID!!
This has to be the worst room I have ever slept in. It was dirty, the bed squweaked all night when you moved, the bed had a double duvet which had been put into a single duvet cover (not ideal for a couple), the TV screen was broken, there was no kettle although there was a lead for one. The dining room for breakfast was not much better, we should have cut our losses and left without having any. No idea how this place is still open. Absolutely disgraceful.
